How much will it cost to renovate my home?

That is typically the first question homeowners ask. There are simple answers to that question and more complex ones.

Lets start with the simple. Cost of renovations vary by the complexity of the room. For instance, bathroom and kitchen renovations are typically the most expensive, costing $200 per foot at the least, and easily exceeding $500 a square foot for the fancier. Cost of renovations for other rooms, such as bedrooms and living rooms, can be far less – possibly as low as $25 per square foot. Better to estimate at $100 a foot until your renovation plans are firmed up.

I find it most helpful to create quick estimates from the ground up to understand renovation costs. Does the foundation or subfloor need to change? If so, this will cost $5 to $10 a square foot (these are REALLY ball park numbers). The flooring itself can vary from $2 to $20 a square foot. Carpet and vinyl on the low end of the costs, and exotic hardwood and tile on the high end. All these estimates include labor. If you do it yourself, the costs would be limited to materials.

Are cabinets needed in the room? These can vary from just $10 a square foot to $200, depending on quality, material and design. Plumbing and electrical changes, common in renovations, need to be included in your estimate. These can range from $2500 to $10,000, or more.

Plumbing fixtures – tubs – toilets – sinks – faucets have a huge range in prices, from a few hundred to many of thousands of dollars. You need to understand your taste and your design to calculate the cost of these.


Countertops? Laminates, like Formica, are the least expensive. The most expensive is exotic natural stone or elaborate tile. Prices can range from $10 to $150 per square foot of countertop.

Finally, if you are remodeling a kitchen – the appliances may need updating as well.
