The “change order” process is one of the most important processes in a remodeling project and one that is the most ignored. The rule to follow is simple:  Never give verbal instructions to your contractor without following up with a signed acknowledgement.  The same goes for when your contractor tells you that something has changed – they are substituting a material or they are modifying a design.  You should summarize what the contractor has told you in writing and send it to the contractor for them to acknowledge.

The legal value of this process isn’t what you should be most concerned with, it is that when people, contractors and yourself, specifically acknowledge communications in writing they are much more responsible for their actions and more often will follow through. If you leave a voicemail or just talk with someone thinking they will remember and take action you are truly taking a big risk.
