Making payments to your remodeling contractor for your renovation or home addition is a stressful time.  How do you know the contractor has completed all the work?  How do you effectively communicate your expectations to the workers and ensure it is done to your satisfaction?  The answer is a Punch List Template!

A punch list is used at key milestones during a building project including at the end so you can agree that the job is complete.  The punch list is a simple but powerful tool that allows you and the contractor to communicate about items that need to be finished or reworked before you are satisfied.  A punch list template helps organize your thoughts and comments by prompting you to consider different aspects of a project.

While a punch list template is most commonly used at the end of a home addition, remodeling or renovation project – they are best used at each stage of a project when you will be paying your contractor for the progress they have made.  It is common to have 2 or 3 progress payments for a small project and 5 to 10 payments in a large project.  At each of these payment milestones spend 30 minutes or an hour reviewing your remodeling contractor and the work that the builder has completed and note items that you have questions about or you believe should be completed or reworked prior to payment.  Give the completed punch list template for the current phase of construction to the contractor well before they are expecting to be paid and then review it with them.  Remember your builder is your collaborator in your home addition project – not your adversary.  Carefully review each item to your satisfaction. Some items on the punch list the contractor will likely agree to fix, some may need to wait to be completed at a later date and some may be a misunderstanding of roles and responsibilities.  In all these cases it is best to discuss the issues, document the discussion and then continue with the project having had an open and frank conversation.
