What Does It Cost to Buy Your New Home?

Once you have sold your home and packed up your possessions, you are only half done with your move. The following is a list of common expenses and tasks that homeowners face when they look for and then move into their new home.
  • Look at houses on the market and decide which one you want.
  • Make an offer and negotiate the price.
  • Get financing.
  • Set up new gas, electrical, water, telephone, cable, insurance and other services.
  • Give change of address information to friends, relatives, banks, and others.
  • Frequently you will want to make improvements to your home before you move in. This could be as simple as repainting and new carpets or remodeling a bathroom or kitchen. It is often more convenient to make these changes before you move in to avoid any added inconveniences.

    Furniture and Appliances
    Most moves involve the purchase of new appliances or furniture. This is often done since moving is a great time to update your furniture, to add new furniture for your larger home, or to replace appliances that you sold with your old home. While these can be major expenses, in the thousands and tens of thousands of dollars, they are similar to the costs you are likely to incur if you remodel your existing home.

    Inspections
    After finding a new home that fits your needs, you will want to have the home inspected by a qualified home inspector to understand if there are any unseen structural or other problems with the home. Inspectors will check the condition of the home from top to bottom and make notes on any problems or potential problems that they see.

    Closing Costs
    Closing costs are a catch all for the miscellaneous costs that are paid by the buyer at the time the title to the home is transferred. These costs may include points on the new mortgage, title charges and insurance, credit report fee, document preparation fee, mortgage insurance premium, inspections, appraisals, and prepayments for property taxes, deed recording fee, and homeowners insurance. The amount and type of charges will vary from state to state.

    In many parts of the country, property taxes make up a large percentage of the cost of owning a home.
