| Improve These 3 Rooms to Increase the Value of Your Home |
Improvements can help a home sell for more money and should be considered by homeowners, especially when updating is appropriate. The rooms that have the largest impact on a buyer’s opinion are the kitchen, bathrooms and the front entry: |
An updated kitchen with new appliances, countertops, and attractive cabinets will make buyers excited and can make the difference when they are deciding between two homes. But the cost and time necessary to make such kitchen improvements isn't worthwhile if you are preparing to sell. Instead, focus on making only minor, cosmetic repairs and improvements such as.

A tremendous change can be made in a bathroom by making a few changes. In the following example, a bathroom was changed from an eyesore to a comfortable and clean area by installing new light fixtures, new mirrors, and paint to complement the tile colors.
When Cheryl and Steve moved into their home, the primary bathroom had peeling wallpaper and a 15-year-old vanity and sink. Seeing this room as a first priority, Cheryl and Steve removed the wallpaper, painted the bathroom, and replaced the sink and vanity. For $250 and a Saturday’s effort, they took an eyesore and made it look clean and fresh. Had the owners done this prior to putting the house on the market, they most certainly would have recovered their expenses and would have sold the home much faster. |

A freshly painted front door, new door knob and lockset are easy improvements to your home's entry. You should also consider painting the entry a bright color to open up an area that is often small. A framed piece of art or a mirror, as well as a vase of flowers or a potted plant, are nice touches to welcome potential buyers to your home.

Don't expect a buyer to have the imagination to be able to see what your home will look like if the carpet was clean, windows and fixtures were not broken, and the walls freshly painted.
Take the time and spend the money to clean, repair, or replace these items before you put your home on the market. As you consider these improvements, it is important to select the most generally appealing colors and shades. Your intention is to make the house look clean, in good repair, and appealing to the most people possible. Consider white or off-white paint for the walls and trim and beige for the carpets. These generic colors are neutral and won’t distract from the house’s other features. They will help to sell the home faster and for more money!
